]]>At Asarci, we understand that land ownership in Ghana can be a complex and nuanced topic. Whether you are a Ghanaian or a member of the diaspora, it's essential to navigate the legal landscape when it comes to acquiring land. In this blog post, we'll break down the key regulations and ownership options in Ghana.
Freehold Land Ownership for Ghanaians
In Ghana, Ghanaians are legally entitled to freehold land ownership. However, it's crucial to note that freehold land is exceedingly rare and can be compared to finding a needle in a haystack. We strongly advise against spending excessive time searching for freehold land, as it's not a practical option for most individuals.
Land Ownership for Foreigners and Diaspora
For foreigners and members of the diaspora who are not Ghanaian passport holders, owning freehold land in Ghana is not an option under current laws. The primary form of land ownership available to non-Ghanaians is leasehold ownership.
Leasehold Ownership Explained
Leasehold ownership grants the right to use a piece of land for a specified period. This period typically ranges from 19 to 99 years, depending on negotiations and agreements. If you're a Ghanaian, you have the flexibility to negotiate for the longest leasehold ownership available, with no specific legal limit on the duration.
Leasehold Duration for Foreigners
Foreigners are generally entitled to a 50-year lease, which includes the initial lease period and the possibility of renewal. Renewal is contingent upon adhering to the terms and conditions outlined in the lease agreement and demonstrating responsible land use.
Important Considerations
When acquiring land in Ghana, it's essential to ensure that your indentures or land documents are clear and legally binding. These documents should explicitly state the terms, conditions, and renewal options to protect both parties' interests.
Stay Informed
Ghana's land laws may evolve over time, so it's advisable to stay informed about any updates or changes. While recent updates have been made to the land act, they may not significantly impact the land acquisition process for the diaspora.

STEP 1. MAKE A DECISION ABOUT GHANA.
Is Ghana the place for you?
Ghana is not the only country in Africa worthy of investment and to be considered a base for the Diasporans interested in contributing to, investing in and living in Africa
The continent is far more extensive, diverse and beautiful than we could ever imagine.
However, Ghana's good reputation and standing currently within and across the Diaspora and Africa is laudable.
As a nation, Ghana is considered a beacon of hope for those of us who have plans to be able to spend considerable time or live in Africa and contribute to its development.
For the Diaspora in Europe, travel time and time zones are optimal. For our people in the Caribbean and States, operating in English freely is a key important factor. Our capital city Accra although poorly planned and facing a future of traffic congestion akin to our cousins In Lagos, is thriving and a fun place to be if you have the money and the social time.
Culturally and because of common ancestry, the ways of the African in America appear to be more aligned and in touch with the ways of West Africa, possibly more so than any other region of Africa. We are who we are, including what our history proves us to be.
Safety, Security and general peace of mind have always been normality here as crime rates are low.
Education here is good, but let us accept that the state schools are not as well resourced and funded as the private institutions. If you have ambitions for your children to attend western universities, then you must also pick based on an alignment of curriculum.
Opportunities exist for entrepreneurs who are well equipped with the tools that anyone would need venturing into business to find and grow successful enterprises. There are no shortcuts here, plenty of challenges to overcome and lots of complicated and intelligent work that has to be done to be highly successful financially. It will take time and dedication.
The job market here does not abound with the vacancies that will pay you what you think you deserve or will need to live the life you think you may want to live, so be prepared to be ultra-realistic that Africa is developing.
The private sector and investors have to create jobs, and where there are plenty of jobs, wages have to rise to attract the best talent. ( you ).
In the meantime, you have come ready as best you can be financially and emotionally to take on the challenge and build a better life.
STEP 2. YOU ALONE HAVE TO THE ABILITY TO REACH OUT TO US TO FIND OUT MORE.

You can contact us on our website, or for speed, you can contact us here via direct message.
Once we hear from you, you will hear from us.
